Dear Ms. XXXXXXXX:

As you are aware, you are experiencing difficulties with your tenants at 47 Court Street, of which you are the owner. At the request of your tenants, I conducted a fire and life safety inspectionof the property on June 30, 1999. The following is a list of violations I noted at the time of my inspection:

  • A single automatic sprinkler head must protect the furnace.
  • There was trash stored in the basement and must be removed.
  • Cigarette butts were found on the basement stairs. This may indicate a careless discarding of smoking materials, however, no other cigarette buts were found on the premises.
  • The cilings and walls, in some locations, were falling down and it was apparent that some water damage had occurred. This was especially true on the third floor of the building. These conditions must be corrected.
  • The windows did not open and close easily. The windows must be reapired.
  • The railing for the interior staircase was loose and must be secured.
  • The stairway was unprotected for the three occupied stories of the home. This situation would allow for the rapid spread of fire and smoke throught the home. This was the most significant building deficiency noted at the time of the inspection. It should be noted that if the building were equipped with an automatic sprinkler system, there would be no need for the protected stairway enclosure. Either the stairway must be protected or the building must be equipped with a residential sprinkler system.

    I understand that you are planning an alternative use for the building. In any case, please contact me by July 28, 1999, to discuss the future use of the building.
